If you own a boat, or you are about to, where you buy on Florida's Space Coast matters more than almost any other feature. Brevard County is built around water, with the Banana River and Indian River running the length of the county and the Atlantic Ocean just past the barrier island. But not every community gives you the same access, and canal homes are not spread evenly.

I have helped plenty of relocation buyers trade a landlocked house up north for a home where the boat lives in the backyard. Here are the Space Coast communities I point boaters toward first, and what to check before you buy.

Merritt Island: the classic boater's choice

Merritt Island sits between the Indian River and the Banana River, which makes it one of the best boating locations in Brevard County. Central and south Merritt Island have entire neighborhoods built on navigable canals, many with private docks and boat lifts. For buyers without waterfront, public access is easy: Kelly Park East on North Banana River Drive offers ramps, dock space, and trailer parking straight onto the Banana River.

The appeal here is simple. You can keep a boat at home, run out to the Banana River in minutes, and reach open water without a long haul. That access is exactly why canal homes on Merritt Island command a premium over comparable inland houses.

Cocoa Beach: barrier-island boating with ocean proximity

Cocoa Beach, on the barrier island just east of Merritt Island, is another strong pick for boaters who also want to be steps from the Atlantic. Many Cocoa Beach neighborhoods are laced with canals that connect to the Banana River, and you get the bonus of ocean beaches on the other side of town. For anglers and cruisers who want the beach lifestyle and the boat lifestyle in one address, Cocoa Beach is hard to top on the Space Coast.

Satellite Beach and the south beaches: river access on the island

Satellite Beach and the surrounding south-beach communities give boaters access to the Indian River on the west side of the barrier island, plus the ocean on the east. You will find fewer private canal homes here than on Merritt Island, but the tradeoff is beachside living with public ramps and marinas nearby. It is a good fit for buyers who put the beach first and the boat a close second.

Where are the public boat ramps in Brevard County?

Even if you do not buy waterfront, Brevard County maintains a large network of public ramps so you are rarely far from the water. A few worth knowing:

  • Kelly Park East, Merritt Island: ramps, dock space, and trailer parking on the Banana River.
  • Eau Gallie Causeway Boat Ramp, Melbourne: a four-lane ramp with a fishing catwalk near the mainland side of the causeway.

What to check before buying a boater's home

Water access is not automatic just because a home sits on a canal. Before you fall for a listing, confirm the water depth at the dock at low tide, whether there are any fixed bridges between the property and open water that could limit your boat's height, the condition and permit status of any existing dock, lift, or seawall, and whether the neighborhood has any restrictions on boat size or storage. A property's dock and seawall history often show up in the public record through the Brevard County Property Appraiser.

Does waterfront cost a lot more than inland on the Space Coast?

Generally, yes. A canal-front home with a dock and direct access to the Banana River or Indian River carries a premium over a comparable inland home in the same Brevard County neighborhood, because you are paying for the water access, the dockage, and the lifestyle. The size of that premium depends on the depth of the water, whether the route to open water is clear of low fixed bridges, and the condition of the seawall and dock.

That is why two homes that look similar on paper can be priced very differently on the Space Coast.
