Titusville is one of the most underrated towns in Brevard County for families. It is the launch-watching capital of the Space Coast, sits right on the Indian River, and still has homes priced well below Melbourne, Viera, and the beaches. If you are relocating with kids or moving up to a bigger house, here is where families are actually putting down roots in Titusville, FL in 2026, and what each neighborhood is really like.

Why Families Are Looking at Titusville in 2026

Titusville sits at the north end of Brevard County, with Kennedy Space Center and Cape Canaveral just across the Indian River, Orlando about an hour west, and Daytona about 50 minutes north. For families, that means a real Florida lifestyle without the price tag of the beachside towns. The median single-family home price in Titusville is currently sitting in the low-to-mid $300s, which is roughly $100,000 less than Melbourne and well under half of what the same house costs in Indian Harbour Beach.

You also get a lot of nature. Merritt Island National Wildlife Refuge, Canaveral National Seashore, the Enchanted Forest Sanctuary, and Sand Point Park are all inside Titusville or within a short drive. That is a big draw for families who want their kids growing up outside.

Best Titusville Neighborhoods for Families

1. La Cita Country Club

La Cita is the established family choice in Titusville. It is a guarded community built around an 18-hole golf course off Country Club Drive, with mature trees, large lots, and homes that range from updated 1980s ranches to newer 3,000-plus-square-foot pool homes. Prices generally run from the high $300s into the $700s. Families like the quiet streets, the country club amenities, and the fact that kids can ride bikes safely. La Cita feeds into Mims Elementary, Madison Middle School, and Astronaut High School.

2. The Great Outdoors RV / Golf Resort Surroundings and Windover Farms

Windover Farms sits just east of I-95 on the north side of Titusville and is one of the larger family-friendly subdivisions in town. Homes here were built mostly in the late 1980s through the early 2000s, sit on quarter-acre lots, and typically run from the high $200s to the mid $400s. The neighborhood has a community pool, tennis courts, sidewalks, and a strong network of families with school-age kids. Windover Farms zones to Imperial Estates Elementary, Madison Middle, and Astronaut High.

3. Carriage Gate

Carriage Gate is a quieter, smaller community off Carpenter Road with single-family homes built mostly in the late 1990s and 2000s. You will find brick-front and stucco homes on landscaped lots, mostly three- and four-bedroom layouts in the $300s to low $400s. It is close to Riveredge Elementary and an easy commute to KSC for parents who work on the space side.

4. Sherwood Park

Sherwood Park is one of those older established neighborhoods locals know about and out-of-town buyers usually do not. It is centrally located, walkable to Sand Point Park and the Indian River, and has solid mid-century concrete-block homes on big lots with mature oaks. Prices typically run from the $250s to the high $300s, which is a real bargain considering you can see the river from parts of the neighborhood. Great for families who want square footage and yard space without HOA rules.

5. Indian River City and the Park Avenue Corridor

This is the heart of historic Titusville, just east of US-1 near downtown. You will find 1950s and 1960s homes, brick streets, and a real neighborhood feel. Many of these houses have been renovated in the last five years. Walkable to the Titusville Welcome Center, the riverfront, Saturday farmers markets, and Space View Park (the best free launch-viewing spot in Brevard County). Prices range from the low $200s for a fixer to the mid $400s for a fully renovated home.

6. South Titusville Near Mims Border (Country Club Estates and Heritage Isle Area)

If you want newer construction in Titusville, the south side near the Rockledge border has been seeing the most builder activity. Look at communities like Heritage Isle if you want gated, amenity-rich newer homes (note Heritage Isle is technically 55-plus in parts so verify before touring with kids in mind). The Country Club Estates area and newer infill builds along Singleton Avenue offer 2010s-built homes in the $350s to $500s.

Titusville Schools Families Should Know

Brevard Public Schools serves all of Titusville. The schools families ask about most:

  • Astronaut High School — Titusville's main public high school with strong aerospace and engineering programs given the proximity to Kennedy Space Center.
  • Madison Middle School — feeds most of north Titusville.
  • Imperial Estates Elementary — popular with Windover Farms and surrounding families.
  • Mims Elementary — serves La Cita and the north end.
  • Riveredge Elementary — central Titusville.

Brevard County also has school choice, so families regularly enroll in magnet programs at West Shore Junior/Senior High in Melbourne or Edgewood Junior/Senior High on Merritt Island if their kids qualify.

What Families Get in Titusville That They Cannot Get Elsewhere on the Space Coast

Three things stand out. First, launch views. From most Titusville neighborhoods, you can walk or drive five minutes to a riverfront park and watch SpaceX, NASA, and ULA launches in person. Kids growing up here see rockets the way other kids see fireworks. Second, affordability. You can buy a four-bedroom pool home in Titusville for what a two-bedroom condo costs in Indialantic. Third, room to breathe. Lots are bigger here than in Viera or beachside. Quarter-acre and half-acre lots are normal, and you still get city utilities and Brevard schools.

What to Watch Out For

Titusville is not perfect, and a good agent will tell you the trade-offs. Some areas of central Titusville have older infrastructure and flood-zone considerations near the river, so always pull the flood map and the insurance quote before you fall in love with a house. Roof age matters everywhere in Florida in 2026, so factor in roof replacement timing when you negotiate. And commute matters: if a parent works in Melbourne or Palm Bay, plan for 30 to 45 minutes each way down I-95 or US-1.
