What are the best condo communities in Cape Canaveral, FL?
Solana Shores tops the Cape Canaveral condominium market at an $850,000 median. Puerto Del Rio and Solana on the River buy the most space per dollar, and Shorewood is the cheapest ocean side entry.
Cape Canaveral counted 9,972 residents at the 2020 census and an estimated 9,962 in 2025, according to Census QuickFacts, and most of them live behind a shared wall. Of the sixteen communities inside the city limits, thirteen are condominium. That is how the land got platted between the Cocoa Beach line and the port.
Those thirteen are not interchangeable. Built between 1975 and 2007, units run from a 1,058 square foot two bedroom to a 2,615 square foot four bedroom, fees run $695 to $1,252, and medians span $435,000 to $850,000.
Read the year built and the floor plan count first
Construction year splits the city in half: a 1970s and 1980s ocean side tier along Ridgewood Avenue, then a second wave from the mid 1990s through 2007. Floor plan count splits it again. Canaveral Towers, Canaveral Sands and Royal Mansion each sell one plan, so every sale is a comparable. Bayport spans 1,507 to 2,615 square feet, so two units at one price can be a thousand feet apart.

Solana Shores
Solana Shores is the most expensive condominium address in the city, an oceanfront building from 2000 with an $850,000 median and sales to $1,249,000. All seven units that came to market in the last twelve months were waterfront, every one a three bedroom between 1,921 and 2,562 square feet. The $1,025 to $1,035 fee is the highest in town, and sellers held about 97 percent of asking.
Ocean Oaks
Ocean Oaks went up in 1994 and 1995 on Ridgewood Avenue, and all eleven units that traded were oceanfront. The median was $600,000 at about $370 per square foot on two and three bedrooms from 1,590 to 2,114 square feet. The fee is a flat $991 building wide, rarer than it sounds and much simpler to compare against.
Sand Dunes Oceanfront
Sand Dunes Oceanfront on Buchanan Avenue dates to 1997 and 1998 and is the firmest address in the city: a thirteen day median at about 97 percent of the original asking price. Every unit is a three bedroom from 1,612 to 2,268 square feet, the median was $600,000, and the fee runs $750 to $850.
Canaveral Sands
Canaveral Sands is a 1981 oceanfront building where all three units that came to market were waterfront, every one the same 1,222 square foot two bedroom. Sales clustered between $535,000 and $570,000, about $458 per square foot, the highest here. Its $730 fee is the lowest oceanfront number here, which on a 1981 structure is worth investigating rather than admiring.
Where the space per dollar is
Puerto Del Rio
Puerto Del Rio was built in phases between 2003 and 2007, and all thirteen units that traded were waterfront on the river side. Every unit is a three bedroom between 1,840 and 2,436 square feet, and the median was $450,000 at about $216 per square foot, the cheapest space on water in either beach city.
Solana on the River
Solana on the River sits on Marbella and Sevilla, built in 2004 and 2005, and all nine units that traded were riverfront. Units run 1,918 to 2,206 square feet at about $225 per square foot with a $462,500 median. What it does not give you is leverage: sellers held 97 percent of asking.
Solana Lake
Solana Lake on Lake Drive is the most liquid community in the city, twelve closings in twelve months, ten of them waterfront. Built between 2001 and 2003, units are consistent at 1,698 to 1,956 square feet, the median was $436,250, and the $695 to $750 fee is the lowest waterfront figure in Cape Canaveral.
Shorewood
Shorewood is an oceanfront community from 1996 to 1998, and eight of the ten units that came to market were waterfront. At about $236 per square foot with a $445,000 median it is the least expensive way to buy on the Atlantic along this coast, with sales starting at $360,000.
The middle of the market
The Villages of Seaport
The Villages of Seaport on Mystic Drive is the busiest condominium address here, fourteen units trading in twelve months, eleven of them oceanfront. Built between 1985 and 2006, every unit is a three bedroom from 1,354 to 2,059 square feet, with a $505,000 median at about $300 per square foot, moving in 19 days. The $784 to $1,111 fee spread is the widest in the city.
Bayside
Bayside was built between 2002 and 2005 and carries the lowest holding cost in either beach city: a $3,120 median annual tax bill against a $753 to $815 fee, on a $446,250 median. If your ceiling is a monthly payment rather than a price, start here.
Bayport
Bayport on Casa Bella and Villanova is the odd one out. None of the ten units that came to market were on the water, which is why it prices at $458,000, but five of the ten had a private pool, almost unheard of in attached housing. A 126 day median at 91 percent of asking gives a buyer room to work.

Canaveral Towers
Canaveral Towers is a 1975 oceanfront building where all four units that came to market were waterfront, every one the identical 1,145 square foot two bedroom. Its numbers are the most extreme in either city: a 256 day median, closing at about 84 percent of the original asking price. The fee is $1,085 and the median annual tax was $6,342.
Royal Mansion
Royal Mansion is a 1988 oceanfront building, one 1,058 square foot plan, with four of the last five to come to market sitting on the water. Only one closed in twelve months, at $435,000, so pricing has to be read against comparable buildings rather than itself. The $960 to $1,252 fee spread on identical units is the first question I would put to the association.

What a community offers is a document question
Buyers ask which of these has the better pool, the better parking, the better grounds. Right instinct, wrong source. What a community provides and what the monthly funds live in its budget and declaration, and two buildings on one street define the same word differently.
Before you close on any of the thirteen, get the reserve study, the most recent milestone inspection report, the last twelve months of board minutes, the annual budget and the declaration for your unit. Those five tell you more than any table can.
As for why demand holds in a town this size: Port Canaveral moved more than 8.6 million cruise passengers in fiscal year 2025, according to the Canaveral Port Authority, and it sits at the north end of the city.
