If you have been keeping an eye on new construction in Viera, Florida, Atlin Cove is one of the newest communities you need to know about. Built by Viera Builders on the west side of Viera, this community will eventually be home to nearly 600 families and offers something we do not see often around here: brand-new construction in the mid $400s to high $500s. In this post, we are walking you through what Atlin Cove offers, the two model homes currently open, and what your money actually gets you.
Atlin Cove at a Glance
Atlin Cove is a Viera Builders community planned for roughly 600 homes on two lot sizes: 40-foot wide homesites and 50-foot wide homesites. Viera Builders is offering four floor plans on the 40-foot lots and four floor plans on the 50-foot lots, giving buyers eight total plans to choose from depending on lot size and price point.
Base pricing starts in the mid $400s and climbs into the high $500s once you layer in options and upgrades. The lowest all-in starting point sits somewhere around $475,000, which is one of the most attainable entry points for brand-new construction anywhere in Viera right now.
Future Amenity Center
Atlin Cove is planned to include a full amenity center featuring a resort-style pool, a pavilion, a playground, and community green space. The amenities are not open yet, but they are part of the master plan.
Location Highlights
One of the biggest advantages of Atlin Cove is where it sits. You are minutes from Costco, The Avenue Viera, restaurants, everyday shopping, and the entire Viera West footprint. If you have spent any time in Viera West, you already know it is designed to be golf cart friendly, and Atlin Cove taps into that same lifestyle.
Model Home Tour: The Crystal
The first model we toured was the Crystal, which is the larger of the two homes currently open. This plan is designed for growing families or buyers who want space to spread out. As shown, the Crystal features four bedrooms, three and a half bathrooms, a dedicated study, and a second-floor loft. There is also an option to convert space into a fifth bedroom, which is a rare and welcome feature at this price point.
Standard vs. Upgraded Features
Walking through the Crystal, one thing stood out immediately: the finishes feel like upgrades even when they are standard. Viera Builders has curated a set of standard selections specifically for Atlin Cove that lean modern, including cabinet colors in white, gray, and even blue. This is a departure from the typical brown cabinet defaults you see at some other builders, and it means your base home does not have to look base.
Countertops are another area where Atlin Cove wins. Where some builders reserve the lighter, more popular quartz colors for level three or four upgrades, Viera Builders includes light-colored countertops as a standard selection. That alone can save buyers thousands in the design center.
A few upgrades we always recommend for a home this size: the 8-foot interior doors and upgraded baseboards. The 8-foot doors draw the eye up and make the entire home feel taller and more custom. On a larger plan like the Crystal, this is one of the highest-return upgrades you can select.
Kitchen and Bath Details
The kitchen in the Crystal model features a full backsplash, upgraded cabinets with pull-outs, and a well-planned pantry. Standard cabinets come with a single shelf and one pull-out, and doubling that pull-out is a common upgrade worth considering. The primary bathroom includes generous drawer storage, a linen closet, a private water closet, and a walk-in shower. The laundry room is tucked toward the back of the home, which keeps noise out of the main living space.
Model Home Tour: The Brisa II
The second model we walked through was the Brisa II. This is the more affordable option in Atlin Cove and it comes with a unique flexibility that a lot of buyers love: you can build it as either a one-story or a two-story home.
If you choose the one-story version, you get a compact, easy-to-live-in layout that works beautifully for buyers who want everything on a single level. If you choose the two-story option, you gain a loft and additional bedroom space upstairs. This flexibility is genuinely rare in a starter or right-sized plan, and it is one of the reasons the Brisa II tends to appeal to a wide range of buyers.
Who the Brisa II Fits Best
The Brisa II works well for young families getting into their first new-construction home, buyers looking to downsize into something manageable, and anyone who wants a lower-maintenance option in a fresh community. The two-story version specifically opens up options for buyers who want extra bedroom space without sizing up to a plan like the Crystal.
Ceilings, Storage, and Layout Notes
Upstairs in the two-story version of the Brisa II, the ceilings are surprisingly tall, which helps the smaller footprint live much larger than the square footage suggests. There is a loft space designed for lounging or a secondary living area, plus additional bedroom and storage options. Downstairs, you get a smart coat closet placement and a tucked-away laundry that keeps things quiet.
What Buyers Should Know Before Building at Atlin Cove
Because Atlin Cove is still in its early phases, buyers have real choice right now: better lot selection, more available floor plan options, and time to work through the design center thoughtfully. As the community fills in and the amenity center comes online, we expect availability to tighten, especially on the more attainable price points.
Tips If You Are Considering Atlin Cove
First, sit down and decide what matters most to you: lot size, floor plan flexibility, or budget. That decision will steer you toward either the 40-foot or 50-foot homesites. Second, tour both models in person if you can. The Crystal and the Brisa II feel very different in real life, and photos do not fully capture the scale differences. Third, budget for the upgrades that add long-term value, like 8-foot doors, extra pantry pull-outs, and any structural options you cannot add later.
How Atlin Cove Compares to Other Viera Communities
Compared to established Viera communities like Trasona, Adelaide, and Del Webb, Atlin Cove is one of the more affordable brand-new entry points on the west side. Del Webb is a 55+ community with a completely different buyer profile, so it is not a direct comparison, but for buyers who want new construction in Viera without stepping into the $700s or higher, Atlin Cove is worth serious consideration.
