2. “Melbourne” Is Broader Than You Think

When people search for homes in Melbourne, it can get confusing.

There is the actual City of Melbourne. Then there are areas with Melbourne mailing addresses that are technically separate communities.

For example:

  • Viera is not part of the City of Melbourne but has Melbourne addresses.
  • Suntree is also unincorporated but uses Melbourne in the MLS.
  • West Melbourne is its own city but still shows as Melbourne in many searches.

So when someone says they live in Melbourne, they may actually be in Viera, Suntree, or West Melbourne.

It is important to understand the distinction because taxes, amenities, and neighborhood feel can vary significantly.


3. Aerospace Is the Backbone of the Economy

Melbourne’s growth is tied directly to aerospace.

The space program expanded heavily in the 1950s and 1960s, which is why many homes in Melbourne were built during that era .

During the 2008 housing crash, Brevard County was hit particularly hard because federal space funding was reduced at the same time .

Today, aerospace is privatized and thriving.
