Before you pack up and head to the Space Coast, let’s talk about ten things you should know. These are not meant to scare you. Melbourne is a great place to live. But there are realities that every buyer should understand before relocating.

Melbourne is located on Florida’s east coast in Brevard County. It sits just south of Rockledge and north of Palm Bay. It is about one hour and fifteen minutes from Orlando .

Now let’s get into it.

1. You Will Become Obsessed With Space

Living on the Space Coast means rockets are part of daily life.

Between NASA, SpaceX, and Blue Origin, aerospace is everywhere .

Launch days feel like community events. Friends text each other when a launch is scrubbed. People plan visits around launch schedules.

If you dislike rockets or aerospace culture, this may not be your ideal environment.

2. The Job Market Is Aerospace Driven

Melbourne has a strong employment hub because of defense and aerospace.

Major employers include L3Harris Technologies, Raytheon Technologies, and Patrick Space Force Base .

This creates solid salaries and low unemployment.

It also creates a noticeable salary gap. Engineers and defense professionals often earn significantly more than longtime locals working in other industries. That impacts housing affordability.

3. Salt Air Damages Everything

Even if you do not live directly on the beach, salt air affects your home and vehicles.

You may see corrosion on:

  • Cars
  • Outdoor fixtures
  • HVAC systems
  • Hardware
  • Metal finishes

Heat and humidity speed up the process.

It is manageable. You just need to expect maintenance.

4. Cast Iron Plumbing Can Be Expensive

Brevard County has a large housing stock built before 1978 .

Many older homes still have cast iron drain lines under slab foundations. Unlike northern states with basements, Florida homes are built on slabs. Replacing plumbing under a slab can be costly.

Many homes have already been updated to PVC. Some have not. This is something you must check before purchasing.

5. You Need a Pest Control Budget

Florida has bugs. Even clean homes get them.

Common issues include:

  • Palmetto bugs
  • Ants
  • Spiders

Routine pest control typically costs four to five hundred dollars per year .

Termite bonds are also common.

This is normal in Florida.

6. Melbourne Is Not Directly on the Ocean

This surprises many buyers.

Melbourne sits on the Indian River Lagoon, not directly on the Atlantic Ocean .

To reach the beach, you cross a causeway to the barrier island where you will find:

  • Satellite Beach
  • Indian Harbour Beach
  • Melbourne Beach

You still get incredible ocean breezes. You just need to drive across a bridge to enjoy the beach.

7. Insurance Requires Strategy

Insurance in Florida depends heavily on the condition of the home.

Key factors include:

  • Roof age
  • Plumbing type
  • Hurricane mitigation features
  • Overall updates

A well maintained home can have reasonable premiums. An older home without updates can be much more expensive .

Flood insurance is often optional, but many homeowners choose it for peace of mind.

Insurance is manageable. It just requires careful planning.

8. The Humidity Changes Your Lifestyle

Humidity affects everything.

Hair becomes frizzy. Outdoor furniture develops mildew. White finishes require frequent cleaning.

This is part of living in coastal Florida.

9. You Will Need a Car

Melbourne is not built for public transit living.

There are sidewalks and some walkable areas downtown, but daily errands require a vehicle .

If you are coming from a major city where you rely on trains and buses, this will be an adjustment.

10. It Is Suburban, Not Rural

Melbourne is developed.

You cannot buy a new home on an acre in central Melbourne for three hundred fifty thousand dollars anymore .

If you want more land and privacy, consider nearby areas such as:

  • Malabar
  • Grant-Valkaria
  • Mims
  • South Palm Bay

Melbourne offers suburban living with some quieter pockets. It is not rural.

Final Thoughts

Melbourne offers a strong job market, beautiful waterways, proximity to the beaches, and a year round outdoor lifestyle.

It also comes with humidity, insurance considerations, salt air maintenance, and a car dependent layout.
