Rio Vista is one recorded plat, Rio Vista Unit 1, and one street, Rio Vista Lane, running east off South Tropical Trail in south Merritt Island. The houses are custom, built between 1973 and 1980 on roughly four tenths of an acre each, there is no association of any kind, and a parcel at the river end holds Indian River frontage with a dock.
Rio Vista is small enough that you can walk the whole thing in ten minutes. A single plat, Rio Vista Unit 1, a single street off South Tropical Trail, and a short list of custom houses built across seven years in the 1970s. There is no gate, no entry monument and no association. Nothing on the street is managed by anyone but the people who own the houses, which is exactly the appeal for some buyers and a warning for others.
All of Merritt Island is unincorporated Brevard County, and this lane is no different. County code sets your setbacks, your accessory structure rules and what you may keep in the driveway. There is no city inspector and no municipal utility department to call. On a street with no covenants that means the county land development code is the only thing standing between you and your neighbor's plans, so read it before you assume anything about what can be built next door.
The houses were built from 1973 through 1980 and they were built one at a time. Sizes run about 2,304 to 3,092 square feet with three to five bedrooms and two to four baths, including at least one tri level plan, which is unusual in Brevard. Lots are consistent at roughly 0.39 to 0.40 acre with mature shade trees and fruit trees on several. Two car and three car garages, and several homes have added RV pads with electrical hookups.
The water is the dividing line in value. South Tropical Trail runs along the Indian River, and a parcel at the western end of this plat carries river frontage with a dock and a boat lift, sunset exposure and a tri level house set up for it. Everything else is an interior lot with a pool and shade. Homes here have been trading between $610,000 and $1,300,000, and that spread is almost entirely the water, not the square footage.
Two things to check on any house on this lane. First, the utility setup, because on lots this size and this vintage you should verify water service, sewer or septic, and any irrigation well rather than assume. Second, the age of the big systems. Owners have been steadily reworking these houses, with newer roofs, impact glass, resurfaced pools, rebuilt decks and fiber cement siding turning up regularly, but the improvements are uneven from house to house.

Rio Vista Unit 1 is the whole recorded community and Rio Vista Lane is the whole street. Houses come available rarely, sometimes not at all in a given year, so if this is the street you want, you watch it rather than shop it.
There is nothing on record governing exterior color, boat storage, fence style or rental use. That is freedom, and it cuts both ways: the county code is your only protection against what a neighbor decides to do. Read it and decide whether you are comfortable.
One end of this plat touches the Indian River with a dock and a lift. That single feature accounts for most of the price spread on the street. If a riverfront parcel is what you are after, understand you may be waiting years for the right one.
These were one off houses, including a tri level, which is an unusual thing to find in Brevard. Ceilings are vaulted, layouts wander, and no two are alike. Bring an inspector who is comfortable with older custom construction rather than production plans.
The lots carry mature canopy and several have citrus and other fruit trees that have been in the ground for decades. It changes how the yards feel in August and it changes your roof and gutter maintenance in hurricane season. Look up before you buy.
South Tropical Trail is the scenic road on the river side of the island, good for cycling and walking, and Rotary Park with its fishing pier and nature boardwalk is a short drive north on South Courtenay Parkway. Both are why people take this side of the island over the Banana River side.
Anything listed on Rio Vista Lane appears below. This is a very small plat, so an empty result is normal rather than a sign of a slow market.
One. Rio Vista Lane runs east from South Tropical Trail, and Rio Vista Unit 1 is the only recorded plat carrying the name. That is the entire community.
No. Nothing is on record for this plat, which means no mandatory dues, no architectural review and no covenant enforcement. Ask the seller whether any informal or voluntary neighborhood dues exist, and read the Brevard County land development code so you know what the actual rules are.
Most are not. The plat runs east from South Tropical Trail, so the interior lots are not on the water. The parcel at the river end carries Indian River frontage with a dock and a boat lift, and that is the exception rather than the pattern.
None. Merritt Island is unincorporated Brevard County, so county code and county services apply, and the Brevard County Sheriff's Office handles law enforcement. Merritt Island is the mailing address, not a municipality.
They were built between 1973 and 1980. Expect original bones with layered updates on top. Roofs, air handlers, water heaters, pool equipment and windows are the four items to get documented dates on before your inspection period ends.
With no covenants in place, this comes down to Brevard County code rather than a neighborhood rule, and several owners have added RV pads with electrical hookups. Check the current county requirements for the parcel before you commit.
Because one parcel has the Indian River and the rest do not. River frontage with a usable dock on this stretch of the island commands a different number entirely, and it pulls the top of the range far above the interior houses.
Cocoa Beach is roughly fifteen to twenty minutes east over SR 520, the Pineda Causeway is a short run south and puts you in Suntree and Viera in about twenty minutes, and Orlando International Airport is about forty five minutes west on SR 528.
Rio Vista sits on the Indian River side of south Merritt Island, between SR 520 to the north and the Pineda Causeway to the south. You reach it from South Tropical Trail, the two lane road that follows the river down the length of the island, turning east onto Rio Vista Lane. The Trail is the quiet route on this island, lined with old citrus land and riverfront houses rather than commercial frontage.
From the lane, South Courtenay Parkway and its shopping are a couple of minutes east. SR 520 takes you to Cocoa Beach in about fifteen minutes and to Cocoa and Interstate 95 in about the same time going the other way. The Pineda Causeway connects south to Wickham Road, Suntree and Viera in roughly twenty minutes, and SR 528 runs west to Orlando in about forty five.
My partner Nichole and I keep standing watch on the small South Tropical Trail plats, because houses on them surface without warning and go under contract before most buyers hear about them. Tell us whether you need the river or just the quiet, and we will call you when something moves. Call or text (321) 212-7676.
