Where The Top Of The Market Sits

Guard-Gated Islands

Waterfront

Insurance Is Not A Formality

At higher values, coastal exposure and older custom construction can make placement genuinely difficult rather than merely expensive. Start the insurance conversation during the inspection period, not the week of closing.

Waterfront Costs Are Invisible

Seawall replacement, dock repair, lift service and boat storage are real annual and periodic numbers that do not appear anywhere in a listing. Price them before you decide what the house is worth.

Architectural Review

Guard-gated and estate communities generally have real architectural review. If you plan to renovate, find out what the approval process is before you buy, because it can rule out the entire reason you wanted the property.

Verify The Water Access Claim

Sailboat access, no fixed bridge, direct ocean access. These get asserted constantly and they are frequently wrong for a specific dock. The route out has to be traced bridge by bridge from that dock.

The Flood Zone And Elevation Certificate

Do not take the listing's word for it. Pull the parcel on FEMA's Flood Map Service Center and confirm with Brevard County Floodplain Administration at (321) 617-7340, which is the county's official repository for the flood maps. Brevard County flood zones explained. Then ask whether an elevation certificate exists, because an insurer quoting from the certificate often quotes differently than one quoting from the zone alone.

Your Tax Bill, Not The Seller's

If you are buying from a long-time owner, their homestead cap comes off at the end of the closing year and the property is reassessed at market value.
