Golf course housing in Brevard clusters in the Suntree and Viera corridor, where two gated communities are built around courses and several others sit adjacent to them. The important thing to understand up front is that living on a course and belonging to the club are separate purchases in most of these communities. Buying the house does not buy the tee time.

Plenty of Suntree and Viera homes sit near a course without frontage. That is often better value if the view rather than the frontage is what you actually want.
In these communities the golf club is its own arrangement. Price it separately and confirm the current categories with the club directly, because the terms are rarely published.
Frontage on a fairway landing zone is a different daily experience from frontage behind a green or along a cart path. Walk the lot at the time of day you will actually be home.
A course is a business. If it changes hands or closes, the view and the value both move. Ask about the ownership and the operating position before you pay a frontage premium.
It is not a joke and it is not covered the way buyers assume. Ask the seller and the neighbors directly, and look at the window and screen enclosure condition, which usually tells the truth.
Where the association owns the streets, resurfacing is an association expense. Ask for the reserve study and the funding level, not just the monthly assessment.
Both main communities span the 1990s through the 2010s, so roof age varies enormously house to house. Ask for the wind mitigation report, form OIR-B1-1802, which stays valid up to five years and credits roof covering, deck attachment, roof-to-wall connections, roof shape, secondary water resistance and opening protection.
