Addison Village in Viera, FL Homes For Sale
Addison Village is not a single subdivision. It is a village inside Viera West, off Stadium Parkway and Lake Andrew Drive just south of Wickham Road, and it contains a set of separately platted neighborhoods including Trasona, Kerrington, Sierra Cove, Sendero Cove, Loren Cove, Reeling Park and Seville. Homes here date from roughly 2018 onward, and The Viera Company has planned close to three thousand of them at full build.
What Addison Village Gets Right
The Club
Addison Village Club at 8150 Stadium Parkway opened in January 2020 on a 10.45-acre site: an 11,768 square foot clubhouse, a six-court tennis pavilion with a stadium court, a 7,700 square foot family pool plus a separate leisure pool, a gymnasium, pickleball, bocce and a croquet lawn.
Parks Inside The Village
La Roca Park on Knotwood Avenue has an outdoor hockey rink and a rock climbing feature. Central Bark and the Addison dog park handle the dogs. Prado Vista Park rounds it out. These are CVCA parks, not private club amenities.
Still Being Built
Buying in an active build-out means you can choose new or nearly new, and it also means construction traffic. Know which phase you are in before you commit.
How It Is Actually Organized
Two Layers Of Association
Every home sits under the Central Viera Community Association as the master, plus a neighborhood association specific to its plat. Ask for both sets of documents and both assessments, because they are not the same across the village.

Getting Out
Stadium Parkway and Lake Andrew Drive feed the village. I-95 is at Exit 191 on Wickham Road and Exit 193 at Viera Boulevard. Port Canaveral and the beaches run roughly a half hour east.
Three Things To Check Here
Which Neighborhood, Exactly
Addison Village is an umbrella. "Addison Village" on a listing tells you very little. Get the actual plat name, because that determines your association, your assessment and your rules.
Builder Warranty Status
On a 2018 to 2023 home the structural warranty may still be running and it may or may not transfer. Ask for the paperwork rather than assuming, and get the original closing documents from the seller.
Your Tax Bill, Not The Seller's
If you are buying from a long-time owner, their homestead cap comes off at the end of the closing year and the property is reassessed at market value. Budget from that number, not the one on the current tax bill. Brevard property taxes and Save Our Homes.
