What Lake Ridge actually is

Lake Ridge In Palm Bay, Florida

Lake Ridge is a small pocket off Grant Road at the far south end of Palm Bay, reached by turning east from South Babcock Street. Lake Ridge Drive runs in and Lake View Lane branches off it, and that is essentially the whole street plan. Parcels run from just over half an acre up to 1.4 acres in the 32909 ZIP. It is a quiet, low count neighborhood rather than a subdivision with sections and phases.

The lake is the reason the neighborhood exists. It is stocked, it holds fish, and the properties on it have private docks and enough open water for a kayak. Two parcels front it directly and others look across at it. Conservation land sits opposite part of the subdivision, which limits further building on that side, though you should confirm exactly what is protected for whichever lot you are considering.

Construction dates run 1991 to 2004 and these were custom builds, not a production plat. Ranch plans dominate and most houses are single story. Brick appears on some elevations, which is genuinely uncommon in Brevard County where concrete block and stucco is the default. Sizes run 2,071 to 4,159 square feet. Garage capacity is the other giveaway of a custom street: two bays is the entry point and one property carries seven.

The association is Lake Ridge Subdivision Homeowners' Association, Inc., an active Florida nonprofit on file with the Division of Corporations. Dues have run about $325 to $512 a year, which is very light. There is no gate, no clubhouse and no amenity center to fund, so what the assessment covers is the common area and enforcement of the recorded restrictions. Ask for the documents and read what they say about the lake and the docks.

Every property is on a private well and a septic system. Typical pricing lands near $601,500 at about $246 a square foot, which is the highest per foot figure among the acreage neighborhoods in this part of the city, and the top of the range reaches $907,000. Houses take around 72 days to move. Screen enclosures, owned security systems and storm shutters show up on most of them.

Lake Ridge Details

A Stocked Lake With Docks

The lake is not a retention pond dressed up in marketing. It holds fish, it takes a kayak, and the parcels on it have private docks. Two properties front it directly, which is a very different amenity from the engineered ponds behind the newer subdivisions further north in the city.

Custom Homes, Not A Production Plat

Nobody rolled a model row through here. The houses were built one at a time between 1991 and 2004, which is why floor plans, elevations, materials and garage counts vary so much from lot to lot. Pricing a house in Lake Ridge means pricing that specific house, not applying a neighborhood average.

Brick In A Block County

Brick exterior shows up on some of these houses. In Brevard County, where concrete block and stucco is close to universal, that is unusual enough to be a selling point and worth understanding on inspection, particularly at the flashing and weep details around openings.

A Pool On Every Property

Every house here has an in ground pool, most of them screened and several electric heated. On lots of half an acre and up there is room for a real deck and setback from the neighbors, which is the whole argument for a pool at this end of the county.

Conservation On One Edge

Protected land sits opposite part of the subdivision, which caps how much more can be built on that side. That is a genuine long term value factor rather than a brochure line, but the exact boundary matters, so confirm what is protected next to the specific parcel before you pay for the view.

Light Dues, Real Restrictions

Annual assessments of roughly $325 to $512 buy no clubhouse and no gate. What the association does is enforce the recorded restrictions, which on a street with a shared lake is the part that matters. Read the documents on docks, boats, fencing and outbuildings before you make plans.

Lake Ridge Frequently Asked Questions

Is Lake Ridge actually on a lake?

Yes. There is a stocked lake in the neighborhood with private docks on the parcels that front it. It is fishable and paddleable rather than navigable to open water. Two properties front it directly and others have a view across it, so confirm which category a given listing falls into.

What are the HOA dues in Lake Ridge?

About $325 to $512 a year through Lake Ridge Subdivision Homeowners' Association, Inc., an active Florida nonprofit corporation. That is low because there is no gate, no clubhouse and no pool to maintain. The assessment funds common area and the enforcement of the recorded covenants.

Is Lake Ridge on city water and sewer?

No. Every property runs a private well and a septic system, which is standard for the acreage south of Malabar Road along Babcock Street. Get a water quality test, have the pump and pressure tank checked, and have the tank and drain field evaluated before you close.

Why do some Lake Ridge addresses say Grant-Valkaria?

Because the town line runs close by. The Town of Grant-Valkaria was incorporated in 2006 from the older Grant and Valkaria communities, and address labels in this pocket sometimes carry Grant-Valkaria and sometimes Palm Bay for properties in the same area. Verify the jurisdiction of the specific parcel, since it affects code and permitting.

How big are the lots?

From 0.54 acre up to 1.4 acres, with something close to an acre typical. Enough for a pool, a real yard and separation from the neighbors without stepping into full agricultural acreage. Tree cover is light on most parcels rather than heavy hammock.

Are the homes old?

They date from 1991 to 2004, so figure on original roofs having been replaced at least once and the mechanical systems being on their second or third generation. Several have been meaningfully updated. Ask about roof age, the pool surface and equipment, and whether the air handlers have been changed.

Why is the price per square foot so high?

Because you are paying for land, water and custom construction rather than square footage. At roughly $246 a foot, Lake Ridge prices above newer subdivision product in Palm Bay despite being thirty years older. The acre, the lake and the pool are where the money is going.

Do all the homes have pools?

Yes, every property here has an in ground pool, and most are screened. Several are electric heated. That is unusual, and it means the pool is a baseline expectation rather than a premium feature when you are comparing prices within the neighborhood.

Where Lake Ridge sits

Lake Ridge Drive, Palm Bay 32909

Lake Ridge sits at the very bottom of Palm Bay, off Grant Road east of South Babcock Street. The usual approach is I-95 to Malabar Road at exit 173, east to Babcock, then south to Grant Road and left. From there Lake Ridge Drive runs south and Lake View Lane turns off it. The Town of Grant-Valkaria begins just beyond, and the terrain does not change when you cross the line.

Out here the landscape is rural: acreage, well water, tree lines and no sidewalks. The practical cost is distance. Groceries and fuel mean driving back north on Babcock Street toward Malabar Road, and Melbourne is a half hour run depending on how Babcock is moving. I-95 is reachable either at Malabar Road or south at the St Johns Heritage Parkway interchange. Palm Bay is inland, so the ocean is a causeway drive east.

Four or five custom houses on a stocked lake is a market you cannot analyze with averages. Each parcel has its own lake frontage, its own well, its own septic and its own construction story, and the covenants matter more here than in most neighborhoods.
