What Woods At Iroquois actually is

Woods At Iroquois In Merritt Island, Florida

The name is literal. This is a wooded pocket off Iroquois Street, and the tree canopy over Jillotus Street is the first thing you notice driving in. From South Tropical Trail you turn east onto Iroquois Street, then left onto Jillotus, which runs to a cul de sac at the end. Coming from the other direction you can work in from South Courtenay Parkway by way of Hidden Creek Drive and back to Iroquois. Either way you arrive at a street that goes nowhere else.

The Woods At Iroquois Homeowners' Association, Inc. has been on file with the Florida Division of Corporations since 1995 and remains active, which matches a subdivision that started delivering houses in 1997. The assessment is $500 a year. It covers grounds upkeep and a full time manager, and a jogging path is part of the common area. There is no pool club, no clubhouse and no gate, and the community is not age restricted.

Houses ran up between 1997 and 1999 and they are substantially larger than the island average for that era. Living area covers 2,369 to 3,051 square feet with the middle near 2,831, in three to five bedroom plans with three baths and two to three car garages. Construction is concrete block with stucco under shingle roofs, mostly single story with a two story exception, in traditional and ranch elevations. Interiors run to split bedroom layouts, wood burning fireplaces and remodeled kitchens.

Every recent transfer here included an in ground pool. Two are screen enclosed and two are heated, one of those with gas heat and one saltwater. On a 0.35 acre lot with mature trees behind it, a screened pool and a covered porch use the yard well without eating all of it. Utilities follow the south island pattern, public water with septic tank on most parcels, so put the tank and drainfield on your inspection list.

This is a tight, well held market. Pricing has run $645,000 to $829,000 with the middle near $650,000 and about $272 a square foot. Homes go under contract in roughly 29 days and sellers have been settling near 98 percent of their original asking price, which is very little negotiating room. Annual tax bills have run $2,944 to $8,109 with the middle around $3,836, the spread driven by homestead history rather than by differences between the houses.

Woods At Iroquois Details

Genuine Tree Cover

The oaks over Jillotus Street are the reason for the name and the reason the street runs cooler and quieter than the open plats nearby. Mature canopy on a Florida lot is not something a builder can deliver on day one, and it is not easily replaced.

Larger Houses Than The Era Usually Gave

Living area runs 2,369 to 3,051 square feet, well above what most Merritt Island subdivisions were producing in the late nineties. Three baths as standard and three to five bedrooms means you are not carving an office out of a dining room.

A Pool With Every House

Every recent transfer on this street included an in ground pool, several of them screened and several heated. On a 0.35 acre lot there is still yard left over behind the cage, which is not true in most plats where the pools are this common.

An Association With Real Standing

The Woods At Iroquois Homeowners' Association, Inc. has been an active Florida corporation since 1995. At $500 a year it maintains the grounds, funds a full time manager and keeps a jogging path in the common area. There is no amenity complex driving future increases.

Late Nineties Construction

Block and stucco built 1997 through 1999 sits past the plumbing and wiring problems of older housing stock. The predictable capital items are roof, air handler, pool surface and the septic system, all of which can be quoted before you close.

Two Ways In, One Way Through

You can reach Iroquois Street from South Tropical Trail on the river side or from South Courtenay Parkway by way of Hidden Creek Drive. Jillotus itself dead ends, so you get flexible access without any traffic passing your door.

Woods At Iroquois Frequently Asked Questions

What are the Woods At Iroquois HOA dues?

The assessment is $500 a year through The Woods At Iroquois Homeowners' Association, Inc., an active Florida corporation on file since 1995. It funds grounds upkeep, a full time manager and a jogging path in the common area. There is no pool club or clubhouse attached.

Is the neighborhood gated?

No. The entrance from Iroquois Street is open, and the community is not age restricted. Jillotus Street ends in a cul de sac, so the only traffic on it belongs to residents and their visitors.

How big are the homes?

From 2,369 to 3,051 square feet with the middle near 2,831, in three to five bedroom plans with three baths. That is larger than typical late nineties construction on Merritt Island, which is a large part of why the street holds its value.

Do all the homes have pools?

Every recent transfer here included an in ground pool. Several are screen enclosed and several are heated, one with gas heat and one saltwater. The 0.35 acre lots leave usable yard behind the cage rather than pushing it to the property line.

Sewer or septic?

Public water with septic tank on most parcels, which is standard for south Merritt Island. Locate the tank and drainfield during inspection, confirm the permitted capacity for the bedroom count, and ask for the most recent pump out record.

How fast do homes sell?

About 29 days to contract, with sellers settling near 98 percent of their original asking price. There is very little negotiating room here. If a house on Jillotus fits what you want, plan to act in the first week rather than the first month.

What are property taxes?

Annual county bills have run $2,944 to $8,109 with the middle near $3,836. The range is driven by how long each owner has carried the homestead exemption rather than by real differences between the houses. Budget from your purchase price.
