A town of its own

Melbourne Village, FL Homes For Sale

Melbourne Village is a separate incorporated town of about six tenths of a square mile, surrounded by West Melbourne except on its northeast edge. It was founded in 1947 by three women from Dayton, Ohio as an intentional community organized by the American Homesteading Foundation, and incorporated in 1957 specifically to avoid being annexed. At the 2020 census the population was 681, the smallest incorporated municipality in Brevard County.

What Melbourne Village Gets Right

Lots And Canopy

More than ninety percent of lots run a third of an acre to a full acre, with native oak and pine canopy typically covering more than thirty percent of the ground. The town adopted a growth plan with building coverage limits and green space protections to keep it that way.

Its Own Government

A seven-member town commission, unpaid, non-partisan, on two-year staggered terms. For a town of 681 people that means the people making land use decisions are neighbors, and the meetings are small enough to attend.

The Foundation, Not An HOA

The American Homesteading Foundation is a separate non-profit and explicitly not a homeowners association. It owns and manages more than fifty acres of parkland, a community pool and a recreation hall. Membership is open to resident owners and to tenants on leases of a year or longer.

The practical side

What To Expect

Real History In The Housing

Early residents built their own homes, in some cases from surplus military barracks moved from nearby bases. The original town hall on Hall Road is a 1941 building relocated in 1948 from Naval Air Station Banana River and restored in 2003.

Small Inventory

Six tenths of a square mile and 681 people means very few homes trade in any given year. If this is the target, plan on waiting for the right one rather than choosing among several.

Position

Melbourne Orlando International Airport runs about four miles, L3Harris about three, and the Indialantic beach about seven. I-95 is at Exit 180 on New Haven Avenue.

Before you write an offer

Three Things To Check Here

Town Rules, Not County Rules

This is its own municipality with its own charter, its own building coverage limits and its own tree protections. Confirm what you can and cannot do with the parcel with the town, not with Brevard County.

Age Of Systems

A meaningful share of this housing stock is genuinely old. Panel, plumbing and roof determine whether you can get insured at a workable premium.

Wind Mitigation On An Old House

Older homes earn fewer credits, which is exactly why you want the report before you commit to a premium estimate. Ask for the wind mitigation report, form OIR-B1-1802, which stays valid up to five years and credits roof covering, deck attachment, roof-to-wall connections, roof shape, secondary water resistance and opening protection. How Florida homeowners insurance actually works.
