Brevard County Beachside Homes For Sale

Beachside in Brevard means the barrier island: the strip between the Atlantic and the Banana River, running from Cocoa Beach south through Satellite Beach, Indian Harbour Beach, Indialantic and Melbourne Beach. It is a different market from the mainland, with its own insurance math, its own flood rules and its own inventory. A block-built 1970s ranch two streets from the sand and a 2020 build on A1A are both beachside, and they underwrite nothing alike.

Where Beachside Means Something Different

Satellite Beach And Indian Harbour Beach

The widest part of the island, with the most non-oceanfront inventory and real neighborhoods rather than a strip. Closest to Patrick Space Force Base. See Satellite Beach and Indian Harbour Beach.

Indialantic And Melbourne Beach

What Beachside Buyers Have To Check

The Flood Zone, Not The Listing

On the island the distinction that matters is between an AE zone and a VE zone. VE is coastal high hazard, meaning wave action is factored in, and it prices differently. Flood coverage is required for a federally backed mortgage in A, AE, AH, AO, AR, A99, V and VE. The Fifty Percent Rule

Under Brevard County's floodplain code, if you improve or repair a structure and the cost reaches half the building's market value, the whole structure has to be brought to current standards. For a residential home that generally means raising the living area above base flood elevation. This is the item that quietly kills renovation plans on older beachside houses, so price the renovation against that threshold before you buy, not after.

Wind Mitigation And Roof Age

Salt air is hard on roofs and openings, and the insurance quote follows both. Ask for the wind mitigation report, form OIR-B1-1802, valid up to five years, which credits roof covering, deck attachment, roof-to-wall connections, roof shape, secondary water resistance and opening protection. The Rules Changed, And Older Coastal Buildings Felt It Most

Milestone Inspections

Florida requires a milestone structural inspection for residential condominium and cooperative buildings of three or more habitable stories once they reach thirty years, then every ten years after. If a Phase 1 visual assessment finds substantial deterioration, a Phase 2 follows and repairs have to begin within 365 days.

Reserve Studies

Those same buildings need a Structural Integrity Reserve Study covering roof, structure, plumbing, electrical, waterproofing, windows and doors. Associations facing a milestone inspection were given the ability to pause or reduce reserve contributions for a limited window, which means the obligation can be deferred rather than gone.

What To Ask For

Request the Phase 1 report and whether Phase 2 was triggered, the completed reserve study and its funding plan, and the minutes and budgets showing whether contributions were paused. Then ask about assessments already voted or under discussion. Brevard County condos.
