Brevard born and Brevard built

Nichole Barna is a lifelong local. She grew up on Merritt Island and has watched Brevard County grow up right alongside her. That kind of long view is hard to fake and impossible to teach.

She earned her degree in Hospitality Management from Florida State University and started her career in Orlando in marketing and client service before bringing those skills home to the Space Coast. After six years in real estate, she has built a reputation for being calm, prepared, and impossible to rattle.

Nichole works with buyers, sellers, and investors across Brevard County. She is especially comfortable in the world of condos, short term rentals, and investment properties, where the math has to make sense and the diligence has to be airtight.

She practices with Blue Marlin Real Estate, the brokerage behind Living In Florida's Space Coast, and serves as the partner REALTOR on Rachel Langley's team. Rachel is the founder and lead REALTOR. Working alongside them are Gigi, who runs contracts and deadlines through to closing, and Kayla, who handles listing marketing, photography scheduling and social campaigns. That structure is why a question asked on a Saturday showing does not sit until Monday.

The ground she covers

Nichole works the whole county, from Mims at the north end to Melbourne Beach at the south, and west across Palm Bay. That is three genuinely different housing markets sharing one county line, and the honest answer to "where should we be looking" usually comes down to which drive you are willing to make every weekday.

Merritt Island is the one she knows from the inside. It is unincorporated, it sits between the Indian River and the Banana River, and Sykes Creek runs its full length, which is why so many streets there end at a private dock. Bridge clearance on parts of the creek limits sailboat access, so mast height is a question worth asking before you commit to a canal lot. Public ramps sit at Kelly Park and Veterans Memorial Park.

Palm Bay is the largest city by area in the county and the most affordable way onto the Space Coast. Lots commonly run a quarter to a half acre, the housing stock spans the 1980s through today across the 32905 to 32909 zip codes, and I-95 is what makes the commute work: roughly 15 minutes to Melbourne, 20 to 25 minutes to the sand, and about 75 minutes to Orlando. The tradeoff is real. Palm Bay is not a walk to the water, and the newer sections on the west side are still filling in.

Melbourne is the county's employment center, with L3Harris, Florida Tech and Health First anchored there, and it holds the one downtown in Brevard you can genuinely walk, along the Crane Creek waterfront. Melbourne International Airport is about five minutes out, Cocoa Beach about 25, and Kennedy Space Center about 50. When someone wants beach access without a beach address, this is usually where the conversation lands.

Two ends of the market take the most explaining, and Nichole spends a lot of her time in both. On waterfront, the dock, the seawall and the insurance figure decide the number long before the kitchen does. On new construction, the agent sitting in the model home works for the builder, not for you. If a sales center is on your list, call her before you go. Representation has to be in place before you sign in at the door.

What clients can expect

Numbers up front

Insurance, flood, taxes and HOA costs are walked through together before any offer is written. No surprises later in escrow. In practice that means pulling the flood zone for the exact address rather than the general area, reading the HOA documents instead of the summary sheet, and getting an insurance number that reflects the roof age and the elevation on that specific house.

Brevard fluency

From Mims to Melbourne Beach to Palm Bay. Nichole knows the towns, the quirks, and where every kind of buyer and seller fits best. She can tell you which causeway backs up and when, which canals actually connect to open water and which ones dead end, and which pockets of a city behave nothing like the city average.

Real follow through

Calls returned. Questions answered. Concerns flagged early. Closings that close on time because the team behind the agent is real.

What a first conversation looks like

Nothing formal, and nothing at the end of it obligates you to list or make an offer. Nichole starts with what has to be true about the house, what would end the discussion outright, when you need to be in, and what the budget actually is once carrying costs are on the page instead of just the price.

For anyone moving in from another state, she adds the questions people from outside Florida do not know to ask: what wind mitigation does to a premium, how the homestead timeline works, and what a barrier island address changes about both. Those answers move the workable price range more than most buyers expect, which is why they come first.

Sellers get a different first conversation. She walks the house, asks what the timeline is, and is direct about which improvements are likely to return the money and which ones are not worth starting.

Buying with Nichole

  • Pricing. A full comparative market analysis built from comparable properties in your own neighborhood rather than an algorithm's estimate, then a recommended price that neither stalls the listing nor leaves your equity behind.
  • Prep and list. Room by room staging guidance, professional photography on every listing, drone aerials on waterfront, and a walk-through video for buyers shopping from out of state.
  • Negotiate. Offers, counters and contingencies handled with your leverage intact.
  • Close. Inspections, appraisal, repairs and signing day, coordinated step by step.
