55+ Active Adult Communities in Brevard County FL
Brevard has a real 55 and better market, concentrated in Viera and along the Suntree corridor, and the products inside it are not interchangeable. A gated age-restricted community with a clubhouse and a maintenance-included villa are two different purchases with two different carrying costs, and the age restriction itself has legal teeth that buyers often underestimate.

Bridgewater At Viera
A gated 55 and better community of 870 homes on 408 acres, more than 125 acres of it lakes, with a 23,000 square foot clubhouse, a beach-entry pool with lap lanes, pickleball, tennis and bocce. Built largely 2020 to 2022. See Bridgewater.
The Viera Corridor Generally
Viera has the deepest 55+ inventory in the county and the newest. Start with 55+ communities in Viera and Viera West.
Non-Restricted Alternatives
Plenty of buyers over 55 do better in a non-restricted community with a light association. Do not narrow to age-restricted before you have priced both.
What To Understand Before You Commit
The Age Restriction Is Real
These are legally age-restricted communities with occupancy rules in the recorded documents. If anyone in the household is under the threshold, or if you plan to leave the property to family, read those rules first. They govern who can live there, not just who can buy.
Maintenance-Included Is A Range
On an attached villa the association may maintain lawn, irrigation, exterior paint and roof, or it may maintain only some of those. Get the list in writing. Two communities advertising maintenance-free can differ by hundreds of dollars a month in what you still owe.
Amenities Cost Money Forever
A large clubhouse, resort pool and courts are wonderful and they are also a permanent line in your budget whether you use them or not. Price the assessment against how you actually plan to spend your week.
Three Things To Check
Reserves, Not Just The Monthly
Ask for the reserve study and the current funding level. An underfunded association with expensive amenities is a special assessment waiting to happen, and amenity-heavy 55+ communities are exactly where that risk concentrates.
Rental And Guest Rules
If you plan to snowbird, or have family stay for extended periods, confirm the rules in writing. Age-restricted communities tend to have the tightest ones.
Your Tax Bill, Not The Seller's
