Viera holds the deepest and newest 55 and better inventory in Brevard County. It is a master-planned community west of I-95 with its own road network, its own parks system and a single developer behind the plan, which is why the age-restricted product here is more consistent than anywhere else in the county. Understanding how the associations stack is most of what a buyer needs to know before touring.
Bridgewater At Viera
The Numbers
A gated 55 and better community of 870 homes across 408 acres, with more than 125 acres of that in lakes. Models opened in February 2018 and the homes went up largely between 2020 and 2022. See Bridgewater.
The Clubhouse
23,000 square feet with a fitness center, aerobics room, coffee lounge, theater and card and craft rooms, plus a beach-entry pool with lap lanes, a poolside bar, pickleball, tennis and bocce.
Getting Out
The southern extension of Lake Andrew Drive runs from the community to the Pineda Causeway, which is a direct connection to I-95 at Exit 188 and a direct run east to the beach on the same road.
What To Understand About Viera
Two Layers Of Association
Most Viera neighborhoods sit under the Central Viera Community Association as master plus a neighborhood association. Age-restricted communities may differ. Ask which structure applies and get both sets of documents and both assessments.
Maintenance-Included Varies
On an attached villa the association may maintain lawn, irrigation, exterior paint and roof, or only some of those. Get the list in writing, because two communities advertising maintenance-free can differ by hundreds a month.
Still Being Built
Viera is an active build-out. That means new inventory and it means construction traffic on Stadium Parkway, Lake Andrew Drive and parts of Wickham Road. Drive it at the hour you would actually be driving it.

The Occupancy Rules
Age-restricted communities have real occupancy requirements in the recorded documents governing who can live there, not just who can buy. If anyone in the household is under the threshold, or you plan to leave the property to family, read those first.
Reserves And Amenity Cost
A large clubhouse and resort amenities are a permanent budget line. Ask for the reserve study and the current funding level, because amenity-heavy communities are where special assessment risk concentrates.
Your Tax Bill, Not The Seller's
