Bella Luna is small and easy to miss. Two streets, Adamo Way and Sirius Court, entered from Henry Avenue in the block between Hollywood Boulevard and Dairy Road. You are about half a mile south of West New Haven Avenue, which is US 192, roughly three miles from I-95 and two and a half from US 1. The naming leans Italian and astronomical at once, a beautiful moon and the brightest star, which is not an accident on a plat this size.

D R Horton built here. The community model stood at 382 Adamo Way, and plans that appear in the plat, the Elm Royale among them, are D R Horton designs also sold elsewhere in Brevard County. The association, Bella Luna Homeowners Association, Inc., has been registered with the Florida Division of Corporations since 2005 and is active, with Keys Property Management handling the administration. The houses are larger than the plat size suggests. Four or five bedrooms, three or four baths, 2,329 to 3,408 square feet with roughly 2,558 in the middle, and three car garages on most of them. What recurs inside is flexible space: a den or bonus room off the primary suite, a fourth bedroom and third bath that close off behind a hall door as a private guest wing, upstairs lofts, and in one house a full kitchenette suite. These are plans built for households that need separation.

Lots are typical suburban at about 0.21 to 0.23 of an acre for most of the plat, with one outlier just under an acre, so read the acreage figure carefully when you compare two houses here. There is no lake or canal frontage. What there is instead is pools, on two thirds of these houses, several of them solar heated with spas, waterfalls and built in bars, and fenced back yards behind them. Screened lanais and extended covered porches are standard.

Most of these went up around 2013 and 2014, with one older house on the plat from 2000, which is worth knowing when two listings look comparable on paper. Values have run from about $440,000 to $787,500, with the middle near $569,000. That is the upper end of established West Melbourne pricing, and it buys square footage, a three car garage and a pool rather than acreage or water.

Adamo Way and Sirius Court, entered from Henry Avenue. There is no through traffic because there is nowhere to go through to. A plat this small means you can learn every house on it in one afternoon, and it means listings here are occasional rather than continuous.

Built For Separated Space

Guest wings that close behind a hall door, dens off the primary suite, upstairs bonus rooms, and in at least one house a full kitchenette suite. Whether you need a home office, a long term guest arrangement or two living areas that do not share a wall, the plans here were drawn for it.

Three Car Garages As The Norm

Most of these houses have three bays, some with custom pull down screens and separate access doors. On a fifth acre lot that is a lot of covered storage, and it is one of the specific things buyers search for in this price range and rarely find on an established street.
