Lots are ordinary, roughly a sixth to three tenths of an acre, so the house fills the site.
Assessments have run right around $150 a month, billed monthly rather than once a year. That is worth noting if you are comparing against Summerfield or Magnolia Park, where the bill arrives annually and lands harder. The money covers the gate, common area grounds, and the Bridgewater clubhouse and pool just inside the entrance, along with the tennis and basketball courts, fitness room and playground tied to the wider Bayside Lakes amenity package.
Price is the argument here. Homes change hands between $375,000 and $565,000 with the middle near $440,000, and at roughly $140 a square foot Bridgewater is the lowest cost per foot of any gated pocket in Bayside Lakes. The reason is honest. These are houses in their twenties, some still on original roofs and original air handlers, and a large share of the square footage is upstairs where you will not use it daily.
The streets are short and Spanish named: La Maderia Drive, Las Palmos Drive and Sawgrass Drive. They loop rather than connect through, so through traffic is close to zero. A few houses look onto a pond, and roughly half have a screened pool. The mailing ZIP is 32908 rather than the 32909 that covers most of Bayside Lakes, which occasionally confuses insurance quotes. Confirm the ZIP on every document before you sign.

Around $140 a foot puts Bridgewater well under Summerfield, Magnolia Park and Stonebriar. You are paying early 2000s construction pricing for volume, and volume is the product. If you need six bedrooms in Palm Bay under $500,000, the search gets short fast.
Roughly $150 arrives every month instead of a $700 bill once a year. It is the same order of money, but it budgets differently and it changes how an association handles a shortfall. Ask for the current budget and the reserve balance, not just the fee.
Several plans place a bedroom suite on the main floor and the owner's suite above it. Buyers looking to house a parent or an adult child without renovating tend to circle back to Bridgewater after touring the rest of Bayside Lakes.

The Majors Golf Club, which opened at Bayside Lakes in 1999, closed in June 2022. In July 2026 the Palm Bay City Council voted to negotiate the purchase of roughly 135 acres of the former course for stormwater and park use. Nothing is final, so treat the land as undecided.
A few. Some houses back to a pond and carry a water view, but Bridgewater is not a lake community and most homesites are interior. If a water view matters, plan to wait for the right listing rather than expecting a choice.
Faster than most of Bayside Lakes. Time on market runs a bit over a month, which is quick for a village of this size and price. When a well kept larger plan comes up it does not linger.
About ten minutes. Bayside Lakes Boulevard feeds Emerson Drive north to Malabar Road and I-95 exit 173, and Babcock Street and the St Johns Heritage Parkway give you a second way out to exit 166 to the south.
Bridgewater sits in south Palm Bay along Bayside Lakes Boulevard, the road Emerson Drive turns into as it bends southeast. Coming from I-95 you take exit 173 at Malabar Road, run west to Emerson Drive, then south until Emerson becomes Bayside Lakes Boulevard. The Bridgewater gate is on the right, and La Maderia Drive, Las Palmos Drive and Sawgrass Drive loop from there.
The practical draw is that daily errands are inside the community. The Publix at 3450 Bayside Lakes Boulevard SE and the surrounding town center shops are a two minute drive from the gate, which is unusual for southwest Palm Bay. Melbourne, Melbourne Orlando International Airport and the Palm Bay employment corridor sit fifteen to twenty five minutes north and east. Palm Bay is inland, so the Atlantic is a drive across a causeway.
Buying 3,000 plus square feet at $140 a foot only works if you know what the next ten years of maintenance costs on a 2003 house.
