Brevard County New Construction Homes For Sale
New construction in Brevard is concentrated in Viera, where The Viera Company controls the master plan and Viera Builders and several national builders work inside it, plus scattered infill across the mainland. Buying new is a different transaction from buying resale. There is no inspection of an existing house, no seller disclosure, and the contract is the builder’s rather than the standard Florida form.
The Main Areas
Viera West
The largest active build in the county. Addison Village alone is planned for close to three thousand homes, with Trasona, Kerrington and Sierra Cove inside it.
55 And Better
If age-restricted is the target, Bridgewater at Viera is the significant recent build, 870 homes on 408 acres.
Nearly New Resale
A two or three year old house often prices better than a build slot and you can move in now. Sierra Cove at 2022 to 2023 is the clearest example of that trade.
What Buying New Actually Involves
The Builder’s Contract
You are signing the builder’s paperwork, not the standard Florida residential contract. Deposit terms, delay provisions, price escalation clauses and what happens if you cannot close all read differently. Have it reviewed before you sign, not after.
Lot Premiums And Options
The base price is rarely the price. Lot premium, structural options, design center selections and landscaping stack up fast, and most of it is not financeable the way the base is. Build the real number before you fall in love with a plan.
What Is Going Up Next Door
In an active build-out, the empty lot behind the house is not staying empty. Ask for the plat and find out what is approved on every side before you choose a homesite.
Three Things To Check
Warranty Terms And Transfer
Understand what the structural warranty actually covers, how long it runs, and whether it transfers if you sell. On resale of a recent build, get the original documentation from the seller rather than assuming.
Association Layers
In Viera you will typically sit under a master association and a neighborhood association. Two sets of documents, two assessments. Get both before you go under contract.
Insurance Before Closing
New construction earns strong wind mitigation credits, but only if the report exists. Ask the builder for the paperwork and get an actual quote rather than an estimate, well before the closing date.
