Two details matter more than they look. First, these homes are on public water and public sewer, which on North Merritt Island is the exception rather than the norm, since most of this half of the island runs septic. Second, the association bills monthly rather than annually: reported at $134.01 and $144 a month, which is roughly $1,610 to $1,730 a year. Administration is handled off site rather than by a resident board, with TCB named on some of the paperwork.
Pricing has run $625,000 to $750,000 with the middle at $659,900 and closings around $642,450, at about $248 a square foot. Time to contract has been about nine days at roughly 99 percent of original asking price, which is what you would expect for nearly new inventory in a subdivision that cannot produce any more of it. Tax figures are still settling: bills have ranged from $172 on a parcel assessed before the house was finished up to $6,355.

These homes were completed in 2024, so roofs, air handlers, water heaters, appliances and structural components are all near the beginning of their service lives, and builder warranty coverage may still apply on some components. Compared with a 1990s house at a similar price, the next decade of capital spending is very different.
Most of the island north of the barge canal is on septic. This subdivision is on public water and public sewer, which removes drainfield age, tank location and septic permitting from your due diligence entirely. It is one of the practical reasons this plat prices where it does.
One of the K. Hovnanian layouts here includes a private guest or in law suite with a separate exterior entrance. It functions as a home office with its own access, a long stay guest space, or accommodation for a relative, without redesigning the main house around it.
Lots run 0.34 to 0.35 of an acre, which is larger than most new production plats in Brevard, and several already have fencing installed. The trade is that the lots were cleared for construction, so shade is something you will be planting rather than inheriting.
None of these homes were delivered with a pool. On a third acre lot with an unobstructed back yard, that means you can size and place one to your own plan rather than living with a previous owner's decision, and you will be building it to current code.

Armen Groves is in the 32953 ZIP code on North Merritt Island, just north of the Canaveral Barge Canal. From State Road 528 or from central Merritt Island you head north on Courtenay Parkway over the canal, then turn east at Smith Road or Grant Road and left into the subdivision. Armen Drive is the only street, and it curves through the plat with corner and cul de sac parcels at the ends.
Being right at the barge canal is the practical advantage. State Road 528 is a few minutes south, which is the fast route to Port Canaveral, Kennedy Space Center and Orlando, roughly an hour to the airport. The central retail corridor with groceries, pharmacies and restaurants is a five to ten minute drive down Courtenay. State Road 520 further south takes you east to Cocoa Beach or west to US 1 and Interstate 95.
The builder is finished here, so the only way into Armen Groves now is a resale, and there are not many of them.
