Brevard County Condos For Sale
Buying a condo in Brevard in 2026 is a different exercise than it was five years ago. Florida rewrote the rules for residential condominium and cooperative buildings after 2021, and the buildings most affected are exactly the ones Brevard has the most of: older, coastal, three or more stories. The unit matters less than the building and the association behind it.
What Applies To Older Coastal Buildings
Milestone Inspections
Residential condominium and cooperative buildings of three or more habitable stories must have a milestone structural inspection at thirty years and every ten years after. A Phase 1 is a visual assessment. If it finds substantial structural deterioration, a Phase 2 follows with destructive testing, and repairs have to commence within 365 days of the Phase 2 report.
Structural Integrity Reserve Studies
The same buildings need a reserve study covering roof, structural systems, fireproofing, plumbing, electrical, waterproofing, exterior windows and doors, and any other item over twenty-five thousand dollars affecting structural integrity. It has to be redone every ten years.
The Relief Valve
Associations required to complete a milestone inspection were given the ability to pause or reduce reserve contributions for up to two consecutive budget years so they can prioritize repairs. That means the funding obligation can be deferred rather than eliminated, and a healthy-looking budget may be a paused one.
What To Actually Request
The Milestone Reports
Ask for the Phase 1 report, and whether a Phase 2 was triggered. If Phase 2 exists, ask what the 365-day repair clock says and where the money is coming from.
The Reserve Study And Funding Plan
Get the completed study and the baseline funding plan. Then compare the plan to what the budget actually contributes. A gap between those two is the special assessment you have not been told about yet.
Minutes And Budgets, Not Summaries
Read the last two years of board minutes and budgets yourself. Whether contributions were paused, whether an assessment is under discussion, and whether there is litigation all show up there before they show up in a disclosure.
What Else Is Different About A Condo Here
Insurance Splits In Two
The association master policy covers some of the structure and your unit owner policy covers the rest. Where that line sits varies by association. Get it in writing so you are not double-paying or under-covered.
Rental Rules Change
If any part of the plan involves renting, confirm the current rental restrictions and any minimum lease term in the recorded documents. Coastal associations have been tightening these.
Location Still Matters
A condo in Cocoa Beach and one in Satellite Beach face different rental markets and different buyer pools on resale.
