One of the largest neighborhoods on the island and one of the few with a canal system to Sykes Creek and no compulsory association. Built mostly between 1963 and 1977, mixed dry lots and waterfront, and listings that run from the $340s past $1.2 million.
First, a naming note, because it trips people up constantly. This neighborhood appears as Catalina Isles on its own association materials and as Catalina Isle Estates in MLS and portal data. Same place. If you are comparing listings across sites and the names look different, that is why.
Second and more important: there is also a Catalina Isles in Fort Myers, gated, with a clubhouse and fitness center. It is a completely different community. Search results mix them up, so if a page you are reading mentions a resort pool and a gate, you are looking at the wrong one.
The real Catalina Isles sits in Central Merritt Island near the SR 520 and Courtenay Parkway corridor. Around 605 single-family homes, built mostly between 1963 and 1977, in classic Florida block. Some homes are on dry lots. Others sit on canals with direct access to Sykes Creek, some with docks and lifts, and one confirmed listing carried 136 feet of Sykes Creek frontage.
The association is voluntary. It was formed in 1966, shares its structure with neighbouring Skylark Estates, and there are no mandatory covenants and no required fee. Voluntary dues fund the newsletter, entrance signage, beautification, neighbourhood watch and community events. That is a genuinely unusual arrangement and it is a large part of why people buy here.
Figures below come from published neighborhood data and the association's own site. Where sources conflict or a number is not published, we say so.

Classic 1960s and 70s Florida block throughout.
Sixty year old streets with trees that new construction cannot replicate.
Yes. The association and local sources call it Catalina Isles. MLS and portal data usually call it Catalina Isle Estates. It is one community with two names in circulation, which is worth knowing when you compare listings across sites.
Only a voluntary one. It was formed in 1966 and is shared with neighbouring Skylark Estates. There are no mandatory covenants and no required fee. Voluntary dues fund signage, beautification, neighbourhood watch and community events.
No. If you are reading about a gated Catalina Isles with a clubhouse and fitness center, that is a different community in Fort Myers.
Partly. Some homes sit on canals with direct access to Sykes Creek, including homes with docks and boat lifts. Others are on dry lots. No published source gives the split, so it is a per-address question.
Around 605, making it one of the larger single-family neighborhoods on Merritt Island.
Mostly between 1963 and 1977, with some later infill construction reported into the 1990s.
Recent listings have run roughly $349,900 to $1,275,000, with closed sales around $250,000 to $1,025,000 and a median near $555,000. Canal frontage is the biggest single driver of that spread.
Seawall condition and age first, then dock and lift permits and whether the lift conveys. After that, roof age and the electrical panel, because both drive your insurance quote. Seawall replacement is a six figure item and a standard home inspection does not assess it.
605 homes, no mandatory dues, and a canal system that reaches Sykes Creek. The variable that decides everything here is whether a given lot has water and what condition the seawall is in. We will tell you before you tour.
