Confirm the property can be rented

The Cape Canaveral registration, in plain terms


Cape Canaveral's Vacation Rental and Inspection Program has been in place since October 2021. Here are the parts that matter most to an owner. Fees and details can change, so always confirm the current numbers with the city.

Registration is required

Every vacation rental in the city must register, and the registration renews every year. Late renewals add a fee.

What it costs

On the 2025 fee schedule, annual registration runs about $300 per unit if the home is homesteaded and $450 per unit if it is not, plus a $100 safety inspection.

Occupancy is set by square footage

Up to 8 guests under 2,000 sq ft, 10 up to 3,000, 12 up to 4,500, and 14 above that. Fire code can set a lower cap.

No minimum night stay

Because of Florida law, the city cannot force a minimum stay, so true nightly rentals are allowed once you are registered.

An annual safety inspection

The inspection checks building, fire, and property-maintenance code. Anything flagged has to be corrected within 10 business days.

Two business tax receipts

You need a business tax receipt from both the City of Cape Canaveral and Brevard County, on top of your state license.

Safety info must be posted

Post a Safety and Information Notice inside the unit with maximum occupancy, parking, trash and recycling days, noise rules, and a local owner or agent contact.

Keep a booking log

Owners keep a three-year booking log. The city uses it to verify occupancy at inspection time.

What happens if you skip it

Operating without registering, or breaking the rules, brings code penalties of about $100 for a first violation, $250 for a second, and $500 for each one after that. Registering correctly, and keeping it current, is far cheaper than getting cited.

This is the single biggest thing to get right before you buy. The same home can be a legal nightly rental on one street and a 90-day-minimum property a few miles away.

Inside Cape Canaveral city limits

Nightly rentals are allowed once you register with the city and pass inspection. Sitting next to Port Canaveral and the beach, it is one of the areas short-term buyers focus on, right alongside neighboring Cocoa Beach.

Unincorporated Brevard County

Most residential zoning requires a 90-day minimum stay. True nightly rental is generally limited to special "Resort Dwelling" parcels near the coast, which are approved case by case. Always verify the exact parcel before you buy.
