As of August 17, 2024, every agent is now required to have a written agreement with you before touring homes, in person or virtual, with me or anyone else. The easiest way to think of it: a permission slip that lets us tour and work together. Here's what it does.

It confirms I'm your agent with Blue Marlin Real Estate and spells out exactly what I'll do for you through the whole home-buying process.

It lets us tour, on your timeline

It covers us touring homes for a set time. My standard is six months, but if that feels like a lot at the start, we can begin with a short trial like 30 days and extend when you're ready. Flexible, not restrictive.

It's clear about how I'm paid

In nearly every sale, my commission comes from the seller, listing brokerage, or builder. In 2025 and 2026, not one of my buyers has paid a commission fee. If it isn't offered, I negotiate for it in your offer.

Not unless you want to be. My standard is six months, but we can start with something short like 30 days and extend when it feels right. And if you're ever unhappy with my service, you can ask to cancel in writing, based on the terms in the agreement. I never want you to feel stuck.

In nearly every sale I've handled, the seller, listing brokerage, or builder covers my commission. In 2025 and 2026, not one of my buyers has paid a commission fee. When it isn't already offered, I request and negotiate for it in your offer, and I'll always be upfront about how it's handled before you move on any home.

Just one: a flat $399 document retention fee. After closing, brokerages are required to securely store all of your transaction paperwork for years, and that record-keeping costs money, so most brokerages now charge a document retention fee. Mine is a one-time $399, and it's the only fee you'll see from me.

No. It covers how we work together while we're looking. It is not a promise to buy anything.

One thing worth knowing: there's a standard protection period. If I show you a specific home and you later buy that same home through another agent, the agreement can still apply to that property. I've never run into it, but I'd rather you know everything upfront.
